The COVID-19 pandemic has, not surprisingly, caused UK property prices to flatten out over the past year. Jones Lang LaSalle’s Residential’s UK Residential Forecasts 2021 report suggests that, by 2022, the downward trend in house prices will have been replaced by a strongly growing market. Although price drops are expected to be seen in some areas of Manchester, falls in city centre property values are expected to be short-lived due to an expected increase in demand for urban living space. Although prices are expected to remain quite flat throughout 2021, the report predicts a 2.5% Year on Year growth during 2022, rising to a 5% Year On Year growth by 2025.

 

However, the impact of COVID-19 means that the confidence of housebuilders to start new projects is likely to be low for the next few years. This will lead to even more limited availability of new build homes and flats for sale in Manchester city centre.
